Our clients include owners of office, retail, warehouse and apartment buildings and owners of land which may be developed into commercial properties or residential subdivisions. Typical properties we have sold or leased include freestanding office and retail buildings, historic properties, office and warehouse condominiums and medical offices. We utilize various computer software programs to create effective marketing systems for each property. We promote the availability of properties via CoStar, broadcast fax of flyers to our in-house database, CD-ROM phonebook-generated mailing lists, our internet web page, MRIS database listings and a variety of other listing services. We have leased and sold more commercial properties in the Leesburg area during the past five years than any other Leesburg-based broker.

We have represented clients including banks, office tenants, land developers, doctors, attorneys, healthcare, mortgage and computer software firms in the identification and negotiation for space they have leased or purchased. Several firms we originally represented in the location of their leased space, subsequently appointed us as listing agent when they needed to sub-let their space. We offer tenants and buyers we represent, specialized market knowledge based on actual transactional experience so they might make the most informed decisions regarding the property they select. We assist in the inclusion of favorable lease or purchase contract terms which enhance the overall transaction for the client.

Properties we manage for third party clients include office, warehouse, retail and combination retail/apartments. We collect rental payments, manage accounts payable/receivable, monitor contractors and vendors and provide regular reporting to clients. Our goal is to optimize, not merely manage, the client’s real estate asset through creative and effective management. We enable our clients to spend time doing what they do best, or prefer to do, instead of self-managing their commercial property. As of March 1999, we manage a portfolio totalling more than 200,000 square feet.

We offer professional consulting services for clients seeking feasibility studies, lease analysis, market price comparables and creative transaction structures. We have provided consulting services to law firms, healthcare institutions, banks and private investors and tenants. We have also provided tax assessment appeal consulting services and expert witness testimony in real estate related court cases.
